Did you use the launcher and follow the instructions on the page? It shouldn't ask you if you did it correctly through the launcher.

That message means you aren't trying to connect to annihilus, but a vanilla diablo 2 server. Try running the Annihilus Realm.reg file in your Annihilus folder, click yes, then re-open Annihilus from the launcher and try it out.
